Why are the growth rates different for the uncrystallised sub account than for the crystallised sub account? They are both in the same assets.

The growth rates shown in the PDF are the weighted average shown over the period of the projection. The averages will be different if different proportions of the funds are held by the sub accounts at the start, or if something requested changes the mix over time, such as continuing regular contributions or withdrawals.
